Bavaro is the beach strip and town on the east coast of the Dominican Republic that most visitors mean when they say Punta Cana. This guide describes the area, its beaches and services, and what to check before you buy. We found no published data on buyer profiles, and we do not guess.
What Bavaro is
Bavaro is an area of Punta Cana in La Altagracia Province, within the municipality of Higuey. Wikipedia gives an estimated population of about 150,000 (2023). Bavaro began as a town for resort workers and became a services centre as hotels spread north along the coast. It sits on the Coconut Coast, a stretch of about 60 km, and has about 10 km of shoreline of its own.
Where it is
The main road runs about 15 km north from the Verón crossroad, past Higuey and Otra Banda, to Macao Beach. Friusa is the central crossroad. Los Corales, Cocotal and El Cortecito are described as minutes from Punta Cana International Airport. Travel times to places further north differ between sources, from about 20 to 40 minutes to Bavaro to longer for Arena Gorda and Macao, because sources measure different points and traffic. Check the route for the exact address.
Beaches
From south to north, travel sources list Cabeza de Toro, Las Corales, El Cortecito, Bavaro, Arena Gorda, Macao and Uvero Alto. One guide describes an almost continuous line of all-inclusive resorts along Bavaro and El Cortecito beaches, and Arena Gorda and Macao as broader with more surf. Beach conditions change through the year. Visit in more than one season if you can.

Who buys in Bavaro
We found no official or independent statistics on the nationality or profile of buyers in Bavaro. The area has a large resort and visitor economy, which gives it a different setting from a gated community. If the seller states who buys in a development, ask for the data and its date.
Points to check before you buy in Bavaro
- Title and boundaries. In a busy coastal area, check the title and the parcel limits carefully with your lawyer.
- Which Bavaro. The name covers a long strip. A unit near the airport, one near Friusa and one near Macao differ in distance, noise and access.
- Rental rules. Check whether the building or the developer's regulation allows short-term rental.
- Building and community charges. Ask what is included and how often they change.
- Resale and rental competition. New rooms and units add supply. Our rental income guide gives the 2025 supply figure we found.
- Taxes. See our costs guide. A CONFOTUR benefit applies only where a document says so for that project.
What to confirm with a lawyer
- Is the title definitive and free of liens, and do the boundaries match the survey?
- Which municipal or district rules apply to the property (zoning, building permits)?
- Does the condominium or developer regulation allow short-term rental?
- What fees apply to the building, and can they be raised?
- Is the project CONFOTUR-classified, and for how long?
- Which taxes will I pay as owner and as landlord in this location?
